Clipper Industrial Park being redeveloped by Struever Bros., Eccles, & Rouse

| Clipper Industrial Park has been bought by Struever Bros., Eccles,& Rouse. They plan on redeveloping the 17 acre site into a mixed use site, including a new apartment building, townhomes, and single family homes, as well as rehabbing the older buildings for condos, offices (and possibly manufacturing) and artists studios. Regular meetings will be held to update the community on this project. All meetings will be at WJZ in the conference room at 6:30pm.
11/27/06- Struever Bros' proposed duplexes scheduled for Planning Commission 2/22/05 - Struever Bros presents plans for first phase of new townhomes. The builder wouldn't quote exact prices for the houses but indicated that homes may be in the $300,000 range. This is the first phase of new housing, with a second phase of 19 single family homes and 6 "green" duplexes. | Traffic Study
Struever Bros conducted a traffic study which was discussed at the Jan 13th meeting. The preliminary study shows that they expect 30% of the anticipated traffic from this new project will enter the site at Union Ave. and Clipper Rd., and the remaining 70% of traffic to enter from Parkdale Ave. Struever Bros. is not planning on buying the Mumaw properties at the 41st street intersection to create another entrance, as the neighborhood had hoped, because of cost and steep grade problems. The community wants to involve MTA in the planning process for this development to resolve parking and pickup problems at the Light Rail stop, and would like to modify the plans to include drop off points for light rail passengers, a pull off stop for the Hampden Shuttle Bug, and changes to traffic patterns. Please read the PUD if you have time. This document is the real nuts and bolts of this project. The PUD defines what Struever Bros is legally allowed to do at this site, and can be changed by the city council based on community requests. So- please read it over and e-mail us with any changes you would like to see made. Check back from time to time, as the PUD will change. Some unexpected additions to the PUD include radio and television antennas up to 25 feet, as well as microwave (sattelite) dishes up to 25 feet tall. Some M-1, or industrial uses will be allowed by the PUD, even though the site is being rezoned for O-R (Office-Residential) Community input The community association is working to get community input on this project. They want to minimize any foreseeable problems and work to make changes to the plans and the PUD to accomodate resident's concerns.
